LarryInspects Home Inspection Service

Our inspector, Larry Wedige (TREC Lic. #6060), has over 50 years of construction and remodeling experience. He is a 20+ year member of the International Association of Real Estate Inspectors as a Certified Professional Inspector, and a member of the North American Deck and Railing Association as a Certified Deck Inspector. He has taught the home inspector licensing courses at San Antonio College. He will conduct a thorough visual assessment of the property’s physical structure and systems. Entrust Larry to guide you through an examination that encompasses hundreds of components, ranging from the roof to the foundation. This includes evaluations of electrical, plumbing, and heating systems, as well as insulation, ventilation, and attic spaces.

Unlike some inspectors who allocate only two hours, our inspections often extend beyond four hours. This extended duration ensures a comprehensive assessment of the property. Remember, the primary goal of the inspection is to safeguard your health and safety as a future homeowner. If any potential issues arise, the inspector will document them and may recommend further assessment by certified technicians or engineers.

During the inspection process, our diligent inspector utilizes an array of specialized tools to ensure a thorough assessment. Their purpose is to provide a comprehensive evaluation that goes beyond the minimum requirements set by the Texas Real Estate Commission. As a result, your inspection may extend beyond the typical two-hour duration observed by some inspectors.

Certainly, a home is usually the largest purchase you will ever make. It is in your best interest to make sure you know the true condition of the home before you purchase it. When you buy a new car, you always get to take a test drive in it. However, that is not the case with a home purchase. All you get to do is look at it and ‘kick the tires’. When buying a used car, the smart buyer will take it to be checked out by a qualified mechanic. Therefore, consider Your San Antonio Home Inspector Larry Wedige as your qualified mechanic for checking out your future home’s condition.

Upon completion of the inspection, your inspector will prepare a report of the deficiencies discovered. The link to the completed inspection report will be emailed to you either late the same day or early the following morning. Inspection reports average 35 to 40 pages and include color photos.

It’s not just an inspection… it’s an education
