Cash Flow Strategies, Inc. is led by founder and CEO David H. Wiener, known to his audiences as “Mr. Cash Flow.” Based in Canton, Georgia, and working with clients nationwide, David helps real estate investors and business owners keep more of what they earn, legally, using three strategies written into the tax code on purpose: cost segregation, the Section 179D energy-efficient commercial buildings deduction, and the federal research and development (R&D) tax credit.

Cost segregation is the center of the practice. Instead of depreciating a building as one asset over 27.5 or 39 years, a cost segregation study breaks it into its components — carpet, cabinetry, dedicated electrical, parking lots, landscaping, site lighting — and moves them into 5-, 7-, and 15-year property. That pulls depreciation into the early years of ownership, when the cash matters most. Look-back studies can capture missed depreciation on property bought years ago, and on request David’s studies come with a draft Form 3115 prepared alongside the engineering report for the client’s tax professional to review. He also helps with 179D for building owners and designers, R&D credit studies for companies that don’t think of themselves as “doing research,” and Section 168(n) qualified production property for manufacturers. All three services are delivered through his partnership with CSSI (Cost Segregation Services, Inc.).

What sets David apart is his insistence on engineering-based studies built from in-person site visits, never desktop estimates or rule-of-thumb shortcuts. Every engagement starts with a no-cost, no-obligation analysis, and if a study won’t pay for itself, he says so plainly. He works alongside CPAs, enrolled agents, and tax attorneys as peers, delivering defensible work while the client’s own tax professional makes the final call.

David is also an educator.
