Over a ten-year period, I’ve helped occupied home sellers in a variety of markets achieve between $20,000 and $215,000 more from their homes for sale in one to thirty days on the market regardless of their reason for selling. And, as a property investor prior to starting my home staging business, I viewed over 250 homes for sale looking for ways that I could potentially profit from home sellers’ mistakes.

This, in addition to working directly with home sellers for over a decade in a wide variety of homes has given me deep insights into the reasons why sellers don’t sell for top dollar.

Having sold my own homes during times of emotional upheaval, once as a result of divorce, once as a single relocating to another city, and once as the daughter whose mum had recently passed, I understand how unprepared we often are for the emotional rollercoaster that we are about to ride as occupied home sellers.

Through this, I understand that every home sellers’ story is unique, yet every selling process is similar.

Often, we are only selling a home once every seven, ten or twenty years and more often than not, we are faced with an underlying reason. This is what I feel is missing from the broader real estate industry in its service to home sellers. While we currently focus on the profit potential of the home, we have a ‘tear the bandaid off’ approach to the process of preparing and presenting a home for selling, especially while the owners are living in it.

Staging your home is about highlighting the ‘fall-in-love factor’ of your property. If it’s too unique, it can be hard to sell. If it’s too bland, it will fail to achieve top dollar. Continued holding costs and uncertain market conditions can prompt poor judgement.

Without proper guidance, sellers start costly renovations or repairs that don’t bring in more dollars at sale – and may even leave their home lingering on the market. They can end up discouraged and dissatisfied, and sink back into the ‘sea-of-sameness’ that often characterises the home-for-sale market.
